Operator and acceptance

These terms form an agreement with Federico Tessarin, a natural person established in Luxembourg, operating Verax at https://luxten.devprg.com. Support: support@verax.lu. Governing law: Luxembourg.

By creating an account or using an account feature, you accept these terms. The service is currently a free public beta and may change features, availability or limits without prior notice beyond what the law requires.

Accounts and eligibility

• You must be at least 16 and provide accurate, current information.
• Keep credentials confidential and tell Verax promptly about unauthorised access.
• One person may not create accounts to manipulate ratings, evade moderation or impersonate another person.

Reviews, authenticity and replies

A reviewer must describe their genuine first-hand tenancy experience and attest that the review is not fabricated. Verax may request proportionate tenancy evidence, but it does not require only positive or negative reviews and does not suppress reviews because a landlord has claimed a profile.

Reviews are user opinions. “Verified stay” means tenancy evidence or confirmation was checked; it is not an endorsement or guarantee. Claimed profiles do not change review ranking or moderation standards.

Landlords may publish a right of reply. Replies must follow the same rules and remain attached to the relevant review unless unlawful or otherwise restricted.

Moderation and DSA notices

Verax may reject, restrict or remove content that is illegal, violates the Community Guidelines, exposes personal data, is not based on genuine experience, or creates material safety risk. Decisions are made consistently and proportionately.

Anyone may submit a sufficiently precise notice through the Community Guidelines page. Where Verax restricts content, it records the moderation action and provides a statement of reasons where required. Affected users may request reconsideration by emailing support@verax.lu.

Landlord claims and future plans

During the public beta, eligible landlords may claim a profile after identity verification (private: government ID or passport; company: official registration extract matching the registered legal name and RCS number) and then use landlord workspace tools free of charge. A claim is not identity certification by a government authority, legal approval or endorsement by Verax.

After the beta, Verax may introduce optional paid plans for some landlord tools. Any such change will be announced in-product with clear prices and terms before payment is requested. Claiming a profile or moderating content is never conditioned on payment. Mandatory consumer rights and statutory withdrawal rights (where applicable) remain unaffected.

Licence and prohibited use

You retain rights in content you submit. You grant Verax a non-exclusive, worldwide, royalty-free licence to host, reproduce, moderate, display and adapt that content only as needed to operate, secure and promote the service.

• Do not post unlawful, threatening, discriminatory, defamatory, fraudulent, privacy-invasive or infringing content.
• Do not scrape, disrupt, reverse engineer, bypass security, manipulate scores or use the service to harass.
• Do not publish private contact, identity, access-code, financial, health or other unnecessary sensitive data.

Disclaimers and liability

Verax provides an information and discussion service, not legal, housing, financial or professional advice. Users must independently assess a property, landlord and tenancy. The service is provided with reasonable care but availability, accuracy and uninterrupted operation are not guaranteed, especially during a public beta.

Nothing excludes liability that cannot lawfully be excluded, including for fraud, wilful misconduct, gross negligence, death or personal injury where applicable, or mandatory consumer rights. Subject to those limits, Verax is not liable for indirect or consequential loss or decisions made solely from user content.

Suspension, termination and law

Verax may suspend or terminate access for serious or repeated breaches, security risk or legal necessity, using proportionate measures and reasons where required. You may delete your account from Privacy & data.

Luxembourg law governs these terms, without depriving consumers of mandatory protections in their country of residence. Luxembourg courts have jurisdiction where legally permitted. Consumers may also use competent consumer-protection and dispute-resolution channels.
